Occasionally watch 'Homes Under The Hammer' on BBC1. Today, two estate agents valuing the same house:

Estate agent 1: Five hundred thousand pounds, possibly five hundred and twenty thousand pounds.

Estate agent 2: Five hundred and eighty thousand to six hundred thousand pounds.

Other times they give rental valuations that vary widely.

Still cannot understand why they have such a bad reputation.

You can get quite fond of a rat.

its value is what somebody is prepared to pay not what they say its worth, a bit like our cars at the moment !
